Why do some people refer to factory built homes as manufactured homes, while others call them modular homes? Aren't they both the same? |
| No. Although both are sometimes referred to as factory built homes, manufactured homes and modular homes are built to two totally different code guidelines. |
| A "manufactured home" is a factory built home built to a federal government guideline referred to as the "HUD" Manufactured Home Construction and Safety Standards. These homes must comply to the federal guideline, and are adjusted regionally to provide adequate roof loads, wind resistance and thermal performance. |
| Modular homes are built to meet or exceed the state and local codes in effect for all new construction in that area, including "site built" or "stick built" housing. Almost all states, cities and counties in the Rocky Mountain Region have adopted the IBC (International Building Code) as their code criteria. An approved modular home must meet the entire IBC code including it's subparts International Residential Code, International Mechanical Code, International Plumbing Code, National Electrical Code and Thermal Performance Calculations. Factory built IBC modular homes are being built to the same building codes as site built homes. |

Are factory built homes cheaper than site-built because they use less material or inferior quality building materials? |

Do modular and manufactured homes appreciate in value like site built homes? |
| This is a complicated question, and requires more than a yes or no answer. Manufactured homes appraised without land are more susceptible to depreciation. This is not because of the home as much as it is the fact you don't control the land. If for any reason your land lease changes, or is lost, moving the home to a new location costs the homeowner money and the new location may have a significant effect on the home value. |
| Permanently attaching a factory built home, modular or manufacture to the land by setting it on a permanent foundation positively affects the value of your home. In most areas modular homes will see an appraised advantage over manufactured homes. How much seems to vary in different geographic areas. However, in all areas permanent attachment to foundations or basements and creating a real estate deed of trust creates a comparable value appraisal basis which evaluates your home based on its local or regional value. Now the value of your home will reflect the same appreciative value of the real estate market in which it is located. |
